Usually a 2-3 person crew. Shared entries, elevators, and HOA rules are part of the plan, and we handle the building paperwork side with you.

How a house move day runs

Walkthrough first.
The crew lead walks the house with you, confirms what goes, and flags anything heavy, fragile, or awkward before a single item moves.

Protect both homes.
Floor runners, door-jamb pads, and rail protection go down at the origin, and again at the destination before unloading.

Pack on site.
If you booked packing, the crew packs room by room with real materials when they arrive. We never drop off empty boxes for you to fill; packing done right is part of the job, not homework.

Load in the right order.
Furniture is wrapped and loaded so the truck rides safe and unloads in the order your new house needs: beds and essentials accessible first.

Placement, not a pile.
At the new house we place furniture in the rooms you want, reassemble what we took apart, and walk the house with you before we leave.

Heavy and special items, handled the safe way

Houses hold the items that end most DIY moves: pianos, safes, marble and stone pieces, oversized sectionals, appliances, and gym equipment. Our rule is simple: we size the crew for safety, not for the lowest bill.

  • Tell us early, with photos. For anything heavy, high-value, or going up or down stairs, we ask for photos of the item and the staircase or access route before move day. A few pictures let us bring the right crew, equipment, and materials instead of improvising on your doorstep.
  • Extra-heavy items are priced honestly. Items that may run over 250 pounds carry extra-heavy handling on the quote, and you will see it before you book, never as a surprise on the day.
  • The riskiest jobs get a second set of eyes. Very heavy pieces or tricky access (tight turns, long stair runs, balconies) are reviewed and signed off by our Fleet Manager before the day, so the plan on paper is a plan that actually works.
  • Never two movers by default. A single heavy item is not automatically a two-person job. Weight, shape, and stairs decide the crew, and we would rather quote one more mover than risk your item, your home, or our crew.

How much does it cost to move a house?

The honest answer: it depends on the crew size and the hours, and those depend on your house. Local house moves are billed by the hour at one all-inclusive rate based on crew size, with wrapping, basic tools, and furniture disassembly and reassembly included. Here is how the number actually forms:

  • A 3-bedroom house is usually a 3-person crew for most of a day. What moves the hours up or down: how much is packed before the crew arrives, stairs at either end, the garage, and the drive between homes.
  • A 4-5 bedroom house usually means a bigger crew and often packing the day before, so you are paying for two shorter, well-run days instead of one brutal one.
  • Billing mechanics: a 3-hour minimum, then 15-minute steps. The clock starts after you sign at the house, never for the drive to you.

A few honest notes on pricing. Monday through Thursday is our discounted weekday rate, so flexible dates save real money on a house-sized job. California requires Double Drive Time: if the drive between your two homes is over 15 minutes, that drive time is counted twice, and we tell you before you book. Depending on the job, a trip fee may apply, and if it does it shows on your quote.

Honestly, who we are not the right fit for

We would rather be straight with you. If you are moving a studio's worth of boxes and just need a truck and two hands for an hour, a smaller local outfit may be cheaper, and that is fine. We are also not the bargain-basement option; we use better materials and experienced, insured crews, and that costs a little more. And one important one: we do not lift or relocate the physical building. Some companies called "house movers" jack up a structure and transport it; that is structural house moving, a different trade with different permits. We move everything in and about your house, and the house move itself, door to door. If your job is the building, you need a structural moving contractor; if your job is your home and everything in it, that is exactly what we do well.
