What makes commercial moves different

What makes a business move different

The clock costs money. Every hour your office sits in boxes is an hour nobody's billing, selling, or answering the phone, which is why we plan a commercial move backwards from one date: the morning you need to be open. There are also two buildings with opinions, the one you're leaving and the one you're entering, and each has a property manager with a checklist: certificate of insurance, dock reservation, freight elevator window, approved hours. Miss one and your crew waits in a loading bay while your lease deadline doesn't. And there are people. Thirty employees packing thirty desks is a coordination job before it's a lifting job. We've done this enough to know where it goes sideways, and the answer is almost always the same: the plan wasn't written down. Ours is.

How we run a commercial move

It starts with a walkthrough, on site or by video, where we count the workstations, look at the furniture, and ask about the two dates that matter. Then you get a written project schedule: crew size, truck count, crate delivery date, load window, and the reconnect plan, with a flat or not-to-exceed number your finance team can approve before anyone lifts a desk. Crates arrive a few days early with a labeling system that puts every box back where it belongs at the other end. Load-out usually runs after hours or over a weekend, Friday night to Monday morning being the classic window, so the business is closed while it's in motion and open when it's done. Your IT vendor is the critical path, and we schedule around them, not the other way around: they disconnect, we move, they reconnect, in that order and on the same schedule. Monday morning we walk the floor with you, collect the crates, and close the punch list. Smaller office and retail jobs can run hourly on the same all-inclusive terms as any local move, including California's Double Drive Time rule, spelled out on the schedule in advance.

Renovation and redevelopment moves

A lot of our commercial work never involves a new address. The floor is getting new carpet, the suite is being reconfigured, the building is going through a tenant improvement, and everything has to leave for three weeks and come back exactly where it was. We call these redevelopment moves and we run them as a two-phase project: clear the space by the contractor's date, hold the contents in storage on our side, and reinstall to the floor plan when construction signs off. Phased versions work too, one department at a time while the rest keeps working. If your general contractor has a schedule, send it over; we'll build ours to fit it.

Where we work and who we've moved

Commercial crews dispatch from our Irvine headquarters across Orange County, Irvine and Newport Beach to Lake Forest and San Clemente, and into Los Angeles, San Diego, and the Inland Empire. The names on our client wall include UC Irvine, Marriott Bonvoy, lululemon, tp-link, and Stance, and they're there because we kept them open through their moves. A few honest boundaries: we're movers, not an IT installer, a furniture dealer, or a general contractor, and we coordinate with all three rather than pretending to be them. Employees relocating homes as part of a corporate move get their own program through our corporate relocation service. Art, archives, and museum-grade pieces go through our museum moving team. And when the lease surprise comes with a week's notice, our emergency moving crews are built for exactly that.

What does a commercial move cost?

Commercial moves are priced as a project. After a walkthrough, on site or by video, you receive a written project schedule with crew size, truck count, and a flat or not-to-exceed number, so the cost is approved before move day, not discovered on it. Smaller office and retail jobs can run hourly at one all-inclusive rate by crew size: crew, trucks, wrapping, and standard disassembly and reassembly included, with a 3-hour minimum. Monday through Thursday carries our discounted weekday rate, and many businesses use it for the smaller phases. For hourly local work, California requires Double Drive Time when the drive between locations runs over 15 minutes, and it appears on your schedule before you sign. After-hours and weekend windows are scheduled around your building's rules. Building fees such as dock deposits are passed through at cost and listed on the schedule.

Honestly, who we are not the right fit for

We'd rather be straight with you. If you need the cheapest labor and a rental truck for a small office, a gig platform might get it done, and if it doesn't, your landlord's insurance requirement is the first place it falls apart. We run insured crews, written schedules, and building coordination, and that costs more than two guys and a van. We also aren't an IT installer, a furniture dealer, or a general contractor; we coordinate with all three and work around them. But if you need the office open Monday with nobody wondering where the printer went, that's us.
